Selling: How it works...

Step 1 - Choose your package


 
Choose from one of our simple, cost effective options and instruct ASAP to provide you with a fully comprehensive, professional package which can save you thousands of pounds in sales commission charged by high street estate agents. Both options offer the same service from our dedicated sales team. One is a discounted upfront payment scheme with 0% commission and the other is a No sale No sales fee with payment on completion.

**Please note a withdrawal fee will be payable if you withdraw your property from our listings on our No sale No sales fee option but this will be mutually agreed in advance. See notes.

Step 2 - Agent property professional visit for photographs and sizes


 
An experienced estate agency professional will visit you at your property and take photographs of every room as well as the exterior of the property and the gardens. Any unique or unusual features will also be photographed and used in you online sales brochure.

Step 3 - Market valuation and * Home Report instructed (see notes)


 
We will discuss with you your expectations of asking price and give our honest opinion on the market value of your property. In Scotland however it is mandatory to instruct a Home Report. You can instruct the Home Report on your own or we can handle this for you.

Step 4 - Internet advertising agreed for sale board booked


 
As well as our own ASAP portal we can upload your property advert to other portals An eye catching For Sale board is installed by a professional sign erector who will ensure it is placed in the most prominent position to attract passing traffic.

Step 5 - Schedule prepared and draft to you for approval


 
The sales schedule is probably the most important part of the sales promotion and it has to be just right and we want you to be happy with it at the very start. We send you the draft copy for you to make any changes required.

Step 6 - Prequalify viewers and viewings booked


 
What do we mean by prequalify? We always try to find out what a viewer’s current circumstances are. We try at all times to book viewings for genuine buyers as no one likes timewasters.

Step 7 - Viewers comments logged onto system


 
Once a viewing has been carried out you want to know what the viewers thoughts are. We contact them and ask for their comments and you can view these on our system with your vendor log in details.

Step 8 - Negotiation and feedback


 
We negotiate the price and date of entry with all interested parties. When we have an interested party we always advise them to place a "Note of Interest" through a solicitor and where there is more than one "Note of Interest" we would normally advise a closing date. All offers are then fed back to you to decide which offer to accept.

Step 9 - Monitor progress of sale with solicitors


 
We will be in contact with both solicitors on a regular basis to enquire on the progress of the sale and provide you with feedback on any issues that could result in a delay to the completion of the sale. We check that the communications which are required between the solicitors is taking place when it should be.

Step 10 - Completion of sale


 
The final stages of completing the sale are "Conclusion Of Missives" and hand over of keys at the agreed entry date. Our aim is to have the missives concluded as quickly as possible to ensure the sale progresses to completion on the entry date agreed by both parties at the outset.

NOTES:

* A home report is mandatory in Scotland and this can be paid directly to the surveyor or we can instruct this for you and complete the paperwork on your behalf a small fee may be payable for administration.

** A withdrawal fee will be payable if you withdraw your property from our listings or you can opt to pay a marketing fee in advance to cancel any withdrawal fee chargeable. Any marketing fee paid in advance will be deducted from the £995 fee.
