Renting: How it works...
We have been renting property since 1984 and our local knowledge and experience ensures that we provide an accurate rental valuation based on local properties we have rented, to allow us to market your property at it is actual worth and not just a guesstimate or high monthly rent just to get your business and then advise you to reduce the monthly rent because it’s too high and you can’t find a tenant.
Step 1 - Choose your option
Choose from one of our simple, cost effective options and instruct ASAP to provide you with a fully
comprehensive, professional package which can save you hundreds of pounds in monthly fees
charged by high street letting agents. Both options offer the same service from our dedicated team.
One is a discounted upfront payment scheme and the other is an affordable fee with payment on
**Please note a withdrawal fee will be payable if you withdraw your property from our listings on our payment on completion option but
this will be mutually agreed in advance. See notes.

Step 2 - Agent property professional visit for photographs and sizes
An experienced letting agency professional will visit you at your property and take photographs of every room as well as the exterior of the property and the gardens. Any unique or unusual features will also be photographed and used in you online sales brochure.
Step 3 - Agree rental amount and marketing requirements * see notes
We will discuss with you your expectations of monthly rent and give our honest opinion on the market value rental of your property. In Scotland however it is mandatory to instruct an EPC before you market your property for rent. We will check that you have all the paperwork required and help you to obtain the necessary documents required to comply with the law.
Step 4 - Internet advertising agreed and To Let board booked
As well as our own ASAP portal we can upload your property advert to other portals.
An eye catching To Let board is installed by a professional sign erector who will ensure it is placed in the most prominent position to attract passing traffic.
Step 5 - Schedule prepared and draft to you for approval
The property schedule is arguably the most important part of the rental promotion and it has to be just right and we want you to be happy with it at the very start. We will send you a draft copy to make any changes required.
Step 6 - Prequalify viewers and viewings booked
What do we mean by prequalify? Employment status. Creditworthiness. Earnings. Affordability. Previous landlord references. We try at all times to book viewings for genuine tenants as no one likes timewasters.
Step 7 - Negotiation and feedback
We negotiate the monthly rent amount, the deposit and advanced rent required. We will also agree a date of entry with the prospective tenant. We will ask for viewers comments and post them to our portal. The landlord will be able to view these comments by logging on to our system with their login details and password.
Step 8 - Preparation of legal documents
We will prepare the mandatory documents including AT5 and Scottish Short Assured Tenancy agreement between the Landlord and the Tenant. We will provide the Tenant Information Pack to the tenant which is required by law.
Step 9 - Completion of rental and monies collected on your behalf
On or before the agreed date of entry we will send or meet with the tenant and have the legal documents signed and witnessed. We will collect all deposits and advanced rent and deposit any balance after we have deducted our fees into the landlords bank account.
Step 10 - Standing order for monthly rent to your bank account
A standing order will be set up to pay the full rent each month from the tenants account directly into the landlords account. This will take effect one month after the date of entry.
* An EPC is mandatory in Scotland and this can be paid directly to the surveyor
or we can instruct this for you and complete the paperwork on your behalf a small fee
may be payable for administration. You will also require a gas safety certificate, electrical safety
certificate a PAT testing certificate and a Carbon Monoxide alarm as well as fire detectors.
You will require to register as a landlord with your local authority.
** A withdrawal fee will be payable if you withdraw your property from our listings or you can opt to
pay a marketing fee in advance to cancel any withdrawal fee chargeable. Any marketing fee paid
in advance will be deducted from the rental fee.
